Someone called me last week. She had three quotes for the same villa. Same address, same move date. AED 3,200. AED 6,800. AED 4,500.
She asked which one was right. Truth is, none of them were wrong. They were just quoting different things. One included packing. One didn’t. One clearly never asked her a single question before sending a number.
That’s the real problem with villa moving prices in Dubai. The numbers you see online are all over the place. Not because companies are lying. Because “villa” can mean a hundred different jobs depending on what’s actually inside it.
What changes the price
Four things. Size of the villa. Distance you’re moving. What day and month you’re moving. And how much packing you want us to do.
That’s it. Everything else, taking apart a bed, storing extra boxes, moving a piano, that’s just extra stuff added on top of those four things.
What villas actually cost, roughly
A 3-bedroom villa starts around AED 2,200. Most end up somewhere between 2,200 and 3,500.
A 4-bedroom is usually 3,000 to 5,000.
A 5-bedroom runs 4,500 to 7,000. Sometimes more if you own something weird, a piano, a fish tank, a pool table.
These are starting points. Not the final price. Nobody can tell you the exact price without seeing what’s actually in your house.
Why distance matters so much
Moving inside the same community, say staying inside Arabian Ranches, costs less. Less driving. No toll fees eating into the bill.
Moving across the city costs more. Moving to Sharjah or Abu Dhabi costs even more, because now the crew is spending their whole day on your move instead of maybe two smaller jobs.
If you’re only moving a short distance, tell the mover that when you ask for a price. It matters.
Why the date you pick matters
Weekends cost more than weekdays. Simple reason, everyone wants to move on a Friday or Saturday, so prices go up.
September and October are the busiest months in Dubai. School starting, leases ending, everyone moving at once. Prices climb during those two months.
If you can move on a random Tuesday in July, you’ll pay less. Nobody wants to move in July heat, so it’s cheaper.
Should you pack it yourself or pay someone
If you box everything yourself and just need a truck and some guys to carry it, that’s cheaper.
If you want a crew to walk in and pack your entire kitchen, wrap your furniture, box your kids’ rooms, that costs more. But it saves you three nights of wrapping plates in old newspaper while also trying to work and take care of your family.
Neither choice is wrong. Depends what you’ve got more of, time or money.
The extra costs nobody warns you about
Some furniture has to come apart to fit through a door. That’s extra.
A piano, a big safe, an aquarium, those need special handling. That’s extra too.
If your new place isn’t ready yet and you need somewhere to store your stuff for a few weeks, that’s a separate cost on top.
None of this should surprise you on the actual day. If we know what’s in your villa before we start, it’s already in your quote.
Other bills that show up around the same time
Not moving costs exactly, but they land in your mailbox around the same time. Ejari registration, about AED 220. DEWA deposit for your new place, usually AED 2,000 to 4,000 depending on the property, plus a small activation fee.
Easy to forget these until they show up.
How to actually get a real price
Don’t just call and say “I have a 4-bedroom villa.” Send a video. Walk through every room. Show the garage. Show the garden. Show that storage room everyone forgets about.
That video is the difference between a price that holds and a price that changes once the crew shows up and finds a piano nobody mentioned.
If you’re comparing prices from different companies, make sure they’re quoting the same thing. If one price is way lower than the rest, something’s probably missing. Packing materials. Insurance. Taking furniture apart. It’ll show up as an extra charge later, or it just won’t happen at all.
