First thing I always ask when someone calls about Damac Hills, is it actually Damac Hills, or Damac Hills 2. Sounds like a small thing. It is not. These are two separate communities. Damac Hills 2 used to be called Akoya Oxygen before the rebrand and Damac Hills 2. The other area are a fair drive apart, along Al Qudra Road. Get this wrong on a quote and either the price is off or, worse, a truck shows up at the wrong gate entirely.
Happens more than you’d think. Property listings mix them up constantly, and honestly I don’t blame people for not knowing, the naming is genuinely confusing unless you’ve dealt with it before.
Getting the right community, first
So. Damac Hills, the original one, sits around the Trump International Golf Club, built by Damac across a huge stretch of Dubailand. Villas here range from three bedrooms up to some genuinely enormous seven-bedroom places, and the whole thing is organized into clusters, Trump Estates for the golf-front branded villas, Green Acres, BelAir, Rockwood, Queens Meadows, Golf Vista, a handful more. Each one’s got its own character honestly. Trump Estates moves are usually the biggest jobs we do here, big plots, serious furniture, sometimes a wine cellar or a home cinema that needs its own conversation before moving day.
Damac Hills 2 is a different animal, more affordable, more family-suburban, further south along Al Qudra and toward Jebel Ali. If your quote’s based on the wrong one of these two, the distance calculation alone throws everything off.
Why this area drives its own kind of moving job
No metro out here. None. Everyone drives, which honestly changes less than you’d think about the actual move, but it does mean the roads leading in, Al Qudra Road, Hessa Street, sometimes routing through Sheikh Mohammed Bin Zayed Road depending where you’re coming from, need to be part of the plan rather than an afterthought. Traffic on Al Qudra can back up at odd times, and if we’re hauling a full truck through there during a bad window, that’s real time lost.
Being a golf course community also means wider streets in some clusters and genuinely narrower ones in others, older sections weren’t necessarily built with a big moving truck in mind. We’ve learned which streets need the smaller van for that last stretch and which ones a full truck handles fine.
Villa sizes here run big, and the moves reflect that
This is a community built for space, not compact townhouses. Three to seven bedrooms is the normal range, and a lot of these homes have private pools, proper gardens, sometimes stables or a dedicated golf cart garage depending on the cluster. That’s a lot more than furniture and boxes.
Pool equipment specifically catches people out, filtration systems, pumps, sometimes furniture that’s been sitting outside for years and is heavier or more awkward than it looks. Garden furniture too, teak dining sets, big umbrellas, things that need real padding and two people minimum to lift safely.
What movers and packers in Damac Hills should quote you
3-bedroom villas here start at about AED 2,200. I find most Damac Hills 3-bedroom villas actually price closer, to AED 2,800 to AED 3,800 when you look at the real square footage of 3-bedroom villas. 4 To 5-bedroom villas normally cost between AED 3,500 and AED 7,500. And the bigger Trump Estates or larger 6 to 7-bedroom homes, those really need a proper video walkthrough before we’ll give you a number, too much variation to guess.
