Emirates Hills is home to some genuinely high-profile residents, business figures, diplomats, international celebrities who’ve bought here specifically for the privacy this community offers. Security here is tighter than most gated communities in Dubai, and that’s by design. There’s deliberately no internal public transport running through the community, which keeps foot traffic minimal and access controlled.

Plots this large usually mean plenty that a standard villa move never has to account for. Basement levels, sometimes with home cinemas, wine storage, or a gym that needs equipment disassembled properly. Multiple staircases across the property rather than one central set. Rooftop terraces with their own furniture that needs to come down separately. And because these are custom builds, doorway widths, ceiling heights, and staircase angles vary from house to house in a way they simply don’t in a community of repeated designs.

Advance coordination for a moving truck is expected here, arriving unannounced simply doesn’t work the way it might in a less security-conscious community.

A 5 to 6-bedroom mansion here typically runs meaningfully higher than a comparable bedroom count elsewhere, simply because the volume of furniture, the specialty items, and the extra care required all add real time to the job. We’d rather see the actual property, or get a detailed video covering every level including the basement and rooftop, than throw out a number that has almost no chance of being accurate.
